Overview
Clear advice on property and civil disputes
Civil and property cases depend on documents and on time limits. We start by reading your title deeds, revenue records and earlier court orders. We then tell you your options, in writing if you prefer.
We file and defend suits in the City Civil Courts and Commercial Courts in Bengaluru. We handle first appeals (RFA), second appeals (RSA) and writ petitions in the High Court of Karnataka.
Before you buy property, we check the title, the khata and the revenue records. This is often called title search or title verification.

Time limits apply
The Limitation Act, 1963 sets time limits for most suits. Many recovery suits must be filed within 3 years.
Check title before you buy
A clean title search, encumbrance certificate and khata check can prevent years of litigation.
Commercial disputes need mediation first
For most commercial suits, the law requires an attempt at pre-institution mediation unless urgent relief is needed.
Consumer Commission limits
District Commissions hear claims up to ₹50 lakh. State Commissions hear up to ₹2 crore. The National Commission hears larger claims.
